What does Keystone Realtors do: A prominent real estate developer that operated under the 'Rustomjee' brand in the Mumbai Metropolitan Region, it offers projects in the affordable, mid and mass, aspirational, premium and super-premium categories. As of June 30, 2022, the company has 32 completed projects, 12 ongoing projects and 21 forthcoming projects in their portfolio.

Strengths

• Well-established customer-centric brand- The company has a strong foothold in the micro markets of Mumbai, namely, Juhu, Bandra East, Khar, Bhandup, Virar and Thane. Its presence in Mumbai for the past two-and-a-half decades, coupled with superior construction quality, execution and delivery capabilities, allows it to charge premium pricing in these regions.
• Diversified portfolio and a strong pipeline: It has experience in developing lifestyle projects, high-value standalone buildings, gated communities and fully integrated townships, commercial projects, re-developments and stalled projects. It has 10 ongoing residential projects with a saleable area of 5.7 million square feet and 17 forthcoming residential projects with a saleable area of 22.41 million square feet. This diversified portfolio allows the company to hedge its revenue pipelines.

Weaknesses

• Geographical concentration: As of June 30, 2022, all its revenue from operations came from the Mumbai metropolitan region. Adverse real market conditions in the Mumbai metropolitan region will affect its sales and financial health.
• Delay in project completion: Real estate has always been exposed to various risks, such as changes in regulations, adequate financing arrangements, regulatory approvals, etc. This risk can adversely affect the company's ability to complete a project and lead to heavy losses.
