Should I move 10 per cent of money from equity to REITs?

I maintain around 70 per cent in equity and 30 per cent in fixed-income. I now plan to move money worth 10 per cent from equity to REITs. Will it beat Sensex over a horizon of 10 years? What do you suggest?
